TM44 AC ENERGY INSPECTIONS

Helping businesses meet regulatory requirements and identify opportunities to improve HVAC energy efficiencY

AERIS offers air conditioning energy assessment services for commercial and industrial buildings. Drawing on extensive experience in mechanical engineering, building services and project delivery, we provide technically informed assessments that support compliance and practical opportunities for system improvement.

What is a TM44 air conditioning inspection?

Under the Energy Performance of Buildings (England and Wales) Regulations, air conditioning systems with an effective rated cooling output of more than 12 kW generally require inspection by an accredited energy assessor at intervals not exceeding five years. Multiple units under common control may need to be considered together when assessing the 12 kW threshold.

The inspection assesses the accessible parts of the air conditioning installation, including relevant equipment and controls, and provides recommendations to improve energy performance. It is separate from routine maintenance and servicing.

Why arrange an inspection?

·       Meet statutory inspection obligations.

·       Identify inefficient equipment, settings and operating practices.

·       Review controls and opportunities to improve system performance.

·       Identify potential reductions in energy use and operating costs.

·       Inform future maintenance, refurbishment and replacement decisions.

Our technical experience covers a wide range of air conditioning and commercial HVAC configurations, including:

·       Split and multi-split systems

·       Variable refrigerant flow (VRF/VRV) systems

·       Packaged and rooftop air conditioning equipment

·       Centralised chilled water systems

·       Air handling equipment and relevant controls

·       Complex commercial HVAC installations

What does an inspection involve?

1.       Review of available system information, drawings and maintenance records.

2.       Site inspection of accessible relevant plant, air conditioning equipment and controls.

3.       Assessment of operation, control arrangements and energy-efficiency opportunities.

4.       Consideration of equipment sizing and potential improvements where appropriate.

5.       Preparation of a TM44 air conditioning inspection report with recommendations.

6.       Lodgement of the completed report on the appropriate register by an accredited assessor.
